In 2014 we undertook a Building Survey on a detached family home built in the 1960s. The interiors were outdated [1] and the house had been previously extended and now had a separate first floor flat above a double garage and utility.

Our clients bought the house and approached us again in early 2017 with a view to extending and remodelling the interior to provide more extensive, open space for a new kitchen, family and dining areas. They also wanted to alter the first floor to integrate the flat into the rest of the house.

We worked with the clients to refine their ideas and then made successful planning and building control applications on their behalf. Two tender exercises then followed before a suitable contractor was brought under contract and Dobanti was appointed to continue work as the principal designer and contract administrator.

Work commenced in October 2018 but, as is often the way, ideas evolved further as the work proceeded and in early 2019 we made separate applications for Lawful Development and Non-Material Amendments to allow the approved designs to be varied.

The result provided a modern, open plan kitchen/dining room with clean lines [2], [3] and a sizeable roof light in the ground floor extension [4]. The garage was fully incorporated into the living space [5] to provide a large utility room, lobby and storeroom. Upstairs, the flat was converted into a luxurious master bedroom suite incorporating an ensuite bathroom [6] and dressing room along with a Juliet balcony in the bedroom [7].
