Project Management Services

The Dobanti Project Management Services are very flexible and are designed to be delivered either sequentially or in their individual component parts. Some clients simply want assistance with Design, Planning and Building Control (stages 1 and 2) while others have already had this work completed and want help in finding and appointing a suitable building contractor through a detailed and professional Tender exercise (stage 3), often followed by Contract Administration (stage 4). The following is an indicative summary of the kind of work included in each of the various stages.

Stage 1 - Design & Planning

This would involve:

  • A survey of the existing building (or plot) to assess its condition and the structural implications for undertaking the proposed alterations, extension or build, including any remedial implications
  • A measured survey of the existing building to produce current floor plans and elevations to a 1:50 scale including all site details
  • Establishment of a detailed brief for the changes to each floor and/or the net accommodation required
  • Design proposal drawings, with two sets of revisions
  • Possible pre-app advice following formal Council processes
  • Detailed planning application

Stage 2 - Building Regulations & Engineering

This would include:

  • Building engineering
  • Detailed building regulation drawings and notes
  • Building regulations application and subsequent Building Control officer (BCO) negotiations
  • CDM 2015 requirements as necessary at this stage
  • Party Wall work advice (or discharge with separate instructions)

Stage 3 - Tender Process

This would include:

  • The production of a detailed specification and schedule of works for the project, welding together work to both new and existing elements as necessary
  • The identification of three competent potential building contractors for carrying out the works
  • The procurement of fixed prices for comparison
  • The recommendation of which contractor(s) to meet and interview
  • The ultimate appointment of one successful contractor using robust and appropriate contract documentation (sometimes occurs at the beginning of stage 4)

Stage 4 - Construction Phase

This would involve:

  • Acting as the Contract Administrator
  • Undertaking a formal pre-contract meeting(s)
  • Undertaking formal site valuation meetings (probably every four weeks)
  • Assessment of work quality delivered on site (once in between each valuation)
  • Managing claims for variations and/or extensions of time up to Practical Completion
  • Preparation of the final account
  • Managing the defects liability period (if required)
