A Topographic Survey might also be described as a site and level survey. The mission here is to accurately record boundary positions, all access points to the site, hard landscaping, levels and contours, streams, trees, electricity poles and overhead cables etc. If there are any existing buildings on site then their position needs to be shown regardless of whether or not they are due for demolition. Neighbouring properties close to boundaries will also be marked. The resulting plan drawing will be required by all subsequent stakeholders in the preparation of their proposed development plans, especially where levels could be an issue, and accurate sections and street scenes might also be need to be produced.
Where land is being divided, formal registration is required with the Land Registry (LR) of any change of ownership and title. This requires a a revised title plan to be produced and the LR provides guidance on the suitable preparation of such plans. We can produce LR compliant title plans that conform to the requirements which include specified scales for urban and rural properties, clear delineation of property extent in line with the description in the deed, means of access, a bar scale, a north point and bespoke labelling to link the title plan to the title narrative, amongst other requirements.
