Our client lived in a Victorian semi and had become increasingly aware of occasional noises within an outer wall which sounded like rain hitting a window pane.  He asked us to undertake a Limited Building Inspection (LBI) in order to get to the bottom of the matter. 

[1]. Although the client was adamant that he did not have cavity walls, an inspection of the attic identified dry lining to the exterior walls; the original lath and plaster was supported on vertical counter battens which resulted in narrow cavities between the battens. 

[2]. The loose, blown cellulose insulation in the attic was unsupported where it covered the top of the cavity and, if dislodged, would flutter down inside the cavity causing a sound.

[3]. In addition, our surveyor found evidence of vermin accessing the cavities (and dislodging the insulation) by using a thermal imaging camera to pick up the ‘hot spots’ caused by their bodies.

[4]. He also determined the points of access for the vermin and recommended repair to all known access points and a programme of eradication from a pest control company.
