This property was a stunningly attractive, semi-detached cottage with origins dating back to the 17th century and Grade II listed. Our elderly client was looking to downsize following the loss of her husband and normally a home of this age might be expected to be something of a challenge in terms of ongoing maintenance, particularly for a client at this point in life.
This property, however, had been recently extended [1] and renovated to an extremely high standard and our survey was able to confirm that there was currently very little that required attention and likely to be no significant issues to be dealt with in the near future. The most notable requirements documented in our report included the need to upgrade the locks, to ensure a comprehensive fire alarm system was in place to mitigate means of escape limitations in such a quirky building [2], and to improve mechanical extraction in order to reduce condensation [3]. We had also been requested to calculate an insurance reinstatement valuation and were happy to supply that within the survey report at no additional charge, along with further guidance to both the client and her solicitor during the purchase process.
